This can be a similar issue when purchasing a pre-construction home. You walk into a beautiful showroom that answers all your questions as far as details and finishes but are you getting exactly what you want?

Here are some reasons why you should consider involving a real estate agent in a pre-construction home purchase.

1) Negotiation and Fine Print

Much like any re-sale home purchase, the real estate agent's job is to negotiate prices for you. Letting an agent navigate the contracts will take the stress away from you signing something you are unsure of! With pre-construction, this is very important when it comes to the details you want versus the details the builder is trying to sell you.

2) True Value

As expected, you want a beautiful home, but those fancy showrooms are usually the TOP END of elegance and not something included in the price. Without an agent present, it's easier for the sales person to convince you to upgrade more than you should. An agent can give you the truth behind the value of your upgrades. 6) TRANSPORTATION
This seems to improve with every passing year. Back in the 90's you'd have to call a bus to your home. Now, much like big cities, you can catch a bus on your street with a regular schedule. The 407 to the north, and 401 to the south make access easy if you need to commute to Toronto. The Go Train/Bus services stretch from Bowmanville to downtown Toronto, with many Commuter Rideshare parking lots scattered across the region.

7) AFFORDABLE HOUSING.
Many people are heading east from Toronto as houses are much more affordable in the Durham Region. This is great for first time home buyers who otherwise might spend years renting, or trying to save in the city.

8) JOBS
Places like Durham Region used to be known as the "Sleeping Community" in that, people who worked downtown Toronto came east to sleep. Well, that's not the case anymore! Where there is land, there is growth and the Durham Region is changing fast! Pickering has a massive Hotel/Casino complex almost completed, which will create hundreds of jobs. The Scandinavian Spa is almost open in Whitby, and Amazon is coming to both Ajax and Whitby! Gone are the days where the 3-hour commute was a dreaded part of your world! Durham has TONS of jobs!

9) PARK
Speaking about "land" you rarely need to pay to park anywhere in Durham Region. Unlike in Toronto where you are lucky to find a spot, let alone pay a fortune for it. Durham Region has wide-open parking, making shopping, appointments, and picks up affordable and easy.

10) A LIFESTYLE
As the author of this list and someone who has lived in Durham Region all his life, (35 Years) I must say, what I love most about this area is the freedom to move around and the lifestyle it has to offer. I love how I can start my day apple picking in the country, and within 15-20 minutes, I'm at the lake watching the yachts sailing out of the marinas. I can take my son trail riding in the ravine, and watch the salmon run up the river, and then off to a restaurant within minutes. I can go camping in Darlington or Kawarthas along the lake, and be home in 30-60 minutes, versus the 3 hour trip to a cottage from Toronto. I feel part of a community here. I know what's going on because I'm invited to be involved. I care about the people who run the corner shop, and I know everyone on my street. Clean parks for my kids, and dog parks for my puppy. I’ve never left Durham, and quite frankly there is never a reason to do so. Take it from me, if you're looking for someone to belong, come check out Durham Region!

The Importance of Home Inspections

Buying and selling a home is a stressful time, it's almost guaranteed that this will be your biggest purchase in life. With that much at stake, making sure you aren't buying a problem, is paramount.

Buying and selling a home is a stressful time, it's almost guaranteed that this will be your biggest purchase in life. With that much at stake, making sure you aren't buying a problem, is paramount. A Home Inspector has a few jobs including an unbiased review of the condition of the house. You would never buy a used car just because it looks pretty, right?

It's also a great tool for a seller who may be unaware of an existing problem that a buyer's Home Inspector may find - which could result in a lost sale. Most buyers will add a clause into their offer, that makes the sale contingent upon an approved Home Inspection. Should any major problems be found, this clause gives the buyer the legal right to back out of the offer.

What happens during a Home Inspection:

A top to bottom inspection of the house, including the attic. This is especially important to check for leaks in the roof and any mold from past leaks that were patched up. Mold can eat away at wood making your home structurally unsafe. The inspection will also cover the condition of insulation and any possible problems such as asbestos or rodent infestations.
Basements can be a damp place especially if the home is old. Home Inspectors have a moisture gage that will detect moisture in the foundation. If someone is trying to hide a leak when it rains, this will detect the problem. Any cracks in the foundation can become a massive problem and should be addressed by the buyer.
Inspections are done on the furnace, plumbing, electrical panel, plugs, and then labeled so you are aware of their location and whether they passed inspection. A Home Inspector can tell you how old the furnace is and give you a timeline on when it may need to be replaced.
Appliances may look pretty on the outside but there could be damage in the back. A home inspection has the experience and training to recognize problems that you can't see. A broken washer or dryer could add to your move-in costs. If an inspector finds the problem you may ask the seller to replace the machine or reduce the purchase price before you agree to buy the home.

After the inspection, a detailed report is provided to the buyer outlining any red flags and a list of findings that could be addressed with a simple repair or maintenance. When considering a Home Inspection it's important to use a reputable company or someone who has been referred to you in good standing. A Home Inspector should be licensed in fields such as plumbing, electrical, structural and they should be fully licensed.

You’ve probably spent hours if not days combing through Real Estate web pages fawning over the beautifully staged photos and impressive lists of top end appliances. You've seen houses with lot sizes you never imagined possible and all in your presumed desired neighbourhood right? Quickly, you call the Listing Agent to ask for a tour, which is exactly what the listing is trying to do - sell you a dream.

Sound about right?

If you have lived anywhere for a long period of time, you know the area pretty well. If you have kids you know where the parks are, the recreation centres and the best schools. Now imagine if you walked away from all of that and instantly bought a home in a new neighbourhood simply because you liked house photos?

What happens if the school is far away? The parks are non-existent and there is no cross walk to your local recreation centre. The street you chose looked perfectly calm and quiet when you had a tour, but unbeknownst to the listing agent (who doesn’t live in the area) at 4:00pm this street turns into a commuter route used to avoid the main roads, making it unsafe for your kids to play on the sidewalk. The Listing Agent’s main concern is making the sale and the bottom line, not how busy the street is for your children.

These are subtle nuances that can exist and are why it’s so important to use a Local Real Estate Agent to find your new home.

Local agents know the area and can tell you the best places to take your children to play, where the local train station is or where to buy the best cup of coffee.

They are invested in your dream because they live there too and it’s their job to see you succeed in your new home.

Most importantly, for a major purchase like a home they know the true market value of the home you are looking at. When an agent from out of town is pricing a home and he doesn’t know the area, they assume the value based on the housing market and comparables in the city. Every neighbourhood is different and has a different perceived value. Thus, the house price could be inflated way beyond its actual value and you could chance over paying.

Local agents study the housing market intimately, they know what sold and for how much, and know the difference one street can have to another. They are also more available to you for tours and visits as opposed to an agent that lives out of town.

Once you’ve decided to make such a major move it’s best to do your research first. Hiring an agent is important. Have the patience to find a local Real Estate Agent and then you are one step closer to a smooth transition and your dream home in your dream neighbourhood.

Preparing your house for the winter time is very important as it will save you time and probably money come spring if certain things get left undone.

Autumn is here in all it’s glory! The fresh clean air, beautiful leaves and a new season of chores!

Preparing your house for the winter time is very important as it will save you time and probably money come spring if certain things get left undone. Here are 10 steps to help you hibernate this winter in comfort:

1. Clean Your Gutters!
The leaves are falling quickly and they can clog up your gutters which may prevent the November rains or melting spring snow from draining off your roof. Ice expands and can cause damage so it’s important to have a way for water to leave!

2. Rake The Leaves.

While this can be left til spring, wet spring leaves are heavy to scoop up and a breeding ground for mosquitos! Doing it now will prevent a messy job come May and perhaps a few less bites!

3. Turn Off The Outside Water.
Hoses should be drained and stored for the winter and the water source to all outside faucets should be turned off. All too often this step is missed and pipes can freeze or burst. Taking care of this in the fall will help you avoid a leaky basement and a new hose purchase in the spring. Besides, have you ever tried to move a frozen hose?

4. Cover Your AC.
Super quick and easy, can avoid any ice or snow damage during the winter. It will also prevent falling leaves from accumulating.

5. Plug Up Any Holes.
Critters aren’t the only ones trying to stay warm all winter! A mouse can contort its body and enter the smallest crack, then invite its whole family! Mice can have 5-10 litters per year - that’s a lot of mice you don’t want inside! Check the gaps around your outdoor plumbing, dryer vent and garage doors.

6. Change Your Fire Alarms.
This isn’t new news. Changing your alarm batteries every season is just good practise. It’s also a good idea to check the Carbon Detectives as some have expiration dates.

7. Tend To The Gardens.
Some of us have trees and shrubs that don’t fare well in our winter climate. Protecting them from the harsh winter with burlap tents or wraps will keep them looking pretty come spring. It’s also important to prune any branches away from your home as ice and water drips off branches and can accumulate over the winter.

8. Furnace Time.
The furnace is ready to come on make sure your filters are clean. Check the outside to ensure nothing can block the furnace vent as this can shut your furnace off during the winter. Another important step is to ensure your humidifier is working. If you don’t have one on your furnace it’s worth investing in a couple for your home. Having the right humidity in your house will help avoid static shocks but also cold/flu season! Germs love dryness!

9. Garage Shuffle.
As you put the rakes and bikes away, it’s time to move the shovels and winter tires forward. No one ever really knows when the first snow will come, so having the winter gear up front will help you avoid searching the cold dark garage in a snap.

10. The Fireplace.
If you are still using a wood burning fireplace it’s recommended that you have your chimney cleaned every 2 years. If you aren’t burning completely clean wood or you use the easy start packs, they can coat your chimney with grease making it dangerous for your home and an almost impossible entry for Santa. You should also look up to make sure your chimney’s vent gate is still there to avoid critters joining you for dinner.

Staging a house during the selling process is a great strategy used to make your house look in show-room condition, enticing potential buyers to imagine what it would look like, to live in the house themselves.

It's decluttering and cleaning, adding fresh flowers and even repainting with new trendy colours and completing minor home renovations. Here are a few things to do when Staging your home and preparing it for proper presentaion when selling.

Declutter
There is nothing worse than walking into a home full of clutter, as the only thing a buyer will pay attention to.. is the mess. Removing as much as you can, not only makes the space look bigger but allows you to do a deep clean which will make it smell fresher. Don't hide the mess in closets, buyers still open doors to check for storage capacity which they won't see if it's full of boxes.

Depersonalize
Remove all personal photos, family names and fridge art as buyers want to envision their family in this home, not yours.

Lighting
Buyers love to walk into a well-lit house, it makes it look bigger and more inviting. If you don't have enough lighting, consider renting or purchasing new lamps or aim existing lights strategically so space is brighter. You may also find just cleaning old dusty lampshades and lightbulbs does the trick.

Finish Projects
If you've been meaning to finish the trim in the hall now is a perfect time! You may have forgotten or not notice these unfinished projects but they will stick out to someone combing over your home. Unfinished projects are intimidating to a new buyer, they don't want to see all the work that needs to be done as soon as they move in.

Get Rid of Old
Old damaged furniture can be an eyesore and upstage the attention you want buyers to spend on the home. Generally we will add new furniture to replace the old stuff. Along with beautiful couch blankets and pillows to draw colours and add warmth to the space. The rule of thumb is to get rid of half the furniture you have in your home, it makes the rooms look bigger.

Little Additions
Small things like refreshing your bedding, colour matching your pillows, a vase in the washroom and carpet by the sink - all these little additions allow a new buyer to imagine having the same look as you are presenting. Stores like HomeSense or Bed Bath and Beyond offer inexpensive ways to add trendy items that will add value to the look of your home.

Curb Appeal
Adding potted plants, cutting the grass short and trimming bushes all equal beautiful curb appeal. If your mailbox is rusty, invest in a new one, perhaps paint the garage door or spend a little to freshly seal the driveway and wash your windows! Little changes and pretty additions make people excited for a change.
