What is a Tarion Warranty, and how does it work

 With Tarion on your side, owning a new home in Ontario overall feels safer, simpler, and stress-free.

1) One-Year Workmanship & Materials Coverage

This covers defects in how your home was built, including finishes, flooring, cabinetry, and basic workmanship issues. Anything that prevents the home from being “habitable” is also included.


2) Two-Year Mechanical Systems Protection

Your plumbing, electrical, and HVAC systems are protected for two years. This ensures that your essential home systems function safely and properly.


3) Two-Year Water Penetration Coverage

Water leaks through the basement, foundation, windows, walls, or roof are covered for two years. Any issue that could cause moisture damage must be repaired by the builder.


4) Seven-Year Major Structural Defect Warranty

Major structural problems—such as foundation failure, roof structure issues, or compromised load-bearing elements—are protected for seven years. These are the most serious issues and they carry the longest coverage.


5) Protection Against Ontario Building Code Violations

If your home was built with violations that affect health, safety, or intended use, Tarion requires the builder to correct them. This gives homeowners added peace of mind.


6) Warranty on Major Defects in Condo Common Areas

For condos, shared spaces like hallways, roofs, parking garages, and elevators also have Tarion-covered protection. This ensures condo corporations receive proper repairs from builders.


7) Deposit Protection for New Homes

Your deposit is protected under Tarion if the builder cannot complete the project. Buyers have financial security even before the home is finished.


8) Delayed Closing and Occupancy Compensation

If your builder delays your possession beyond the Tarion rules without proper notice, you may be entitled to compensation. This will protect your time, plans, and finances.


9) Coverage for Unauthorized Substitutions

If the builder substitutes materials or finishes that are lower in quality or different from your agreement, Tarion can require them to correct it.


10) Mandatory Builder Repair Periods

Tarion requires builders to respond to and repair covered defects within specific timelines. Homeowners benefit from structured, clear expectations for repairs and service.
